​The brief

​

The client was renovating a private residence in Streatham, South London, and wanted the home technology to be planned properly from the start. The project needed to integrate lighting, window treatments, Wi-Fi, CCTV, access control, AV wiring, Sonos audio, and garden entertainment into a single, coordinated installation.

The aim was to create a home that felt refined and easy to use day-to-day, while ensuring the underlying cabling, network, and control systems were robust enough to support modern connected living.

The solution

ECSAV designed and specified a complete home technology package covering both the visible finishes and the hidden infrastructure.

The lighting design included a large number of high-CRI trimless recessed downlights, snoot downlights and LED strip lighting, supported by dedicated lighting design and drawings. The proposed lighting package included 75 trimless 10W 3000K 97CRI downlights, 7 trimless snoot downlights, 22 trimless 7W downlights and 14 metres of LED strip in aluminium profile with diffusers.

To make the lighting simple to control, ECSAV specified a Lutron RA3 system, including RA3 processors, hybrid dimmer keypads in a metal finish, in-line trailing-edge dimmers, Pico controls, an occupancy sensor, and Lutron programming.

The scheme also included Lutron Sivoia QS Palladiom wire-free roller blinds for the kitchen and dressing room, with different fabric choices to meet privacy, daylight control, and blackout requirements.

Infrastructure and wiring

​

A key part of the project was making sure the wiring was in place before final finishes. ECSAV specified smart TV outlets, Sonos player outlets, Wi-Fi outlets and network points across the living room, kitchen/dining area, utility, master bedroom, snug, dressing room and loft.

External infrastructure was also included, with network outlets for the heat pump and solar, an external Wi-Fi outlet, eight external speaker points and incoming ISP works. The garden room was connected back to the main house with a steel-wired armoured CAT6 feed, along with its own smart TV outlet, six network outlets and a Wi-Fi outlet.

This meant the property was not just fitted with devices but also prepared with the right infrastructure to support reliable performance throughout the house, garden and outbuilding.

Network, CCTV and access control

​

For the network and security system, ECSAV specified a UniFi-based package covering Wi-Fi, switching, CCTV recording and access control.

The hardware proposal included UniFi AI Turret cameras, a UniFi AI Pro camera with AI Enhancer, a G4 Doorbell Pro PoE kit, U7 Pro XG access points, a U7 Pro Outdoor access point, a Dream Machine Pro, a 16TB hard drive, Pro 24 PoE switches, a Pro 24 switch, rack hardware, cabling and commissioning.

This gave the property a professional-grade network foundation, with strong Wi-Fi coverage, PoE switching, local CCTV storage, and smart access control, all planned as a single system.

Audio and garden entertainment

​

ECSAV also specified audio for both indoor and outdoor use.

For the garden, the proposal included two Sonance Patio 4.1 systems with DSP 2-150 MKIII amplifiers, ground stakes, IP68-rated cable jointing boxes, outdoor speaker cable and commissioning.

For internal music, the Sonos package included an Era 300 immersive music set, an Era 100 two-room set, wall mounts, two Sonos Ports and setup of the Sonos players.

The result was a flexible audio system that covered everyday indoor listening and higher-performance outdoor music in the garden.

The result

​

The Streatham project demonstrates ECSAV’s ability to deliver a complete technology package for a modern residential renovation.

Rather than treating lighting, Wi-Fi, CCTV, blinds, and audio as separate systems, ECSAV planned them as a single coordinated installation. The result was a home with elegant lighting control, automated blinds, reliable network infrastructure, integrated security, multi-room audio and garden entertainment — all supported by structured cabling, drawings, programming and commissioning.

The homeowner gained a property that is easier to live in, better connected and ready for future upgrades.
